Project Summary:
At the time of design conception, our client was leasing office space in a local commercial building.  They decided that they would like their own building and one of suitable size in downtown historic Boalsburg.  The building, however, had long since been occupied and was in need of some major renovating.  Upon completion, the new two-story office building would house a spacious reception area, 4 private offices, and a third party tenant space which is currently occupied by a jewelry retailer.

Project Highlights:
In the running to be one of the more complicated projects I've had the privilege of being a part of, it was also one of the nicest outcomes.  The HVAC system consisted of 2 Carrier heat pumps with multiple zone controls.  As a result of the low first floor structure, and limited ceiling space, the two systems were required to be install in the unfinished portion of the second floor.  The plumbing fixtures were all selected by the owner to provide an antique design concept in the restrooms and kitchenettes, and accented the historic nature of the town.  The lighting was also designed to possess an historic accent, and was the cause of much debate throughout the project.  One such debate centered around Boalsburg's zoning laws which state that allowable light spill into adjacent properties is zero.  This meant that exterior lighting had to be carefully designed and scrutinized.  Windows were even closed in to prevent interior light spill.  Lighting in the reception area was also the source of much debate as a result of the open ceiling structure design.  In the end though, the project was a complete success and as always a great learning experience.

Involvement:
My primary responsibility as lead designer for this project was the design of the HVAC, plumbing and electrical systems.  In the process, I created the working construction drawings and prepared code submission documents including ComCheck mechanical and lighting compliance certificates.  Upon completion of the project, it was then my responsibility to turn construction red line drawings into official as built documents.
